For Bulgari, we designed from scratch the tenders for the award of Hard and Soft Facility Management services covering three strategic properties: the new boutique in Via Montenapoleone in Milan, the store in Via dei Condotti and the office headquarters in Rome. The work started from the analysis of the characteristics, usage patterns and specific needs of each site, translating the brand standards into clear service scopes, measurable activities and technical requirements consistent with the quality of the environments and the expected Customer Experience. We built the entire document framework required to conduct the tender procedures, defining services,
responsibilities, frequencies, operating methods, performance levels and control criteria. Technical specifications, maintenance plans, asset lists, activity sheets, SLAs, KPIs, evaluation grids, contracts and documents useful for comparing offers were prepared. The work integrated technical, organisational and legal expertise, avoiding the use of standard models that were not aligned with the actual reality of the properties. The result was a structured and governable tender system, capable of making suppliers’ proposals comparable, reducing ambiguities and unforeseen costs, and selecting services suitable for protecting operational continuity, quality of spaces and the reputational value of the brand.
