FM Oriented Building Design
Property preservation program
We design buildings today that will be easier to manage tomorrow.
Facility Management support throughout the design and construction phases to reduce future costs and maintenance issues, making the asset more efficient to operate.
What
FM-Oriented Building Design integrates Facility Management principles into the real estate design and construction phases. We work alongside developers, designers and client organisations to assess design decisions from the perspective of future building operations, maintenance costs, service delivery and operational usability. We analyse layouts, technical accessibility, building systems, materials, service areas, circulation routes, common areas and maintenance methods, identifying potential criticalities at an early stage. The service supports the delivery of more efficient assets that are easier to maintain and already prepared for structured management from the day of handover.
Needs
Many building management criticalities originate during the design phase, when certain decisions are assessed solely in terms of aesthetics, construction cost or programme. Inconvenient technical access, hard-to-reach systems, delicate materials, insufficient service areas or poorly designed circulation routes can generate additional costs, service disruptions and the need for subsequent modifications. The issue often becomes apparent too late, once the building has already been handed over and every corrective action is more expensive, with consequences for maintenance, safety, Customer Experience and the value of the investment.
How
We intervene during the design phase and, where possible, throughout construction, supporting the client, designers and works supervision team through an assessment focused on the future operation of the asset. We review design documents, layouts, technical solutions, maintenance accessibility, materials, building systems and user flows, highlighting both risks and opportunities. We provide observations, operational guidance and Facility Management recommendations that can be used to refine or improve the project before critical issues become costly to resolve and protect long-term operational performance effectively.
Why
Integrating Facility Management before handover enables the client to protect the value of the investment and reduce issues that could affect operating costs over time. A building designed with effective maintenance and use in mind requires fewer corrective interventions, generates fewer service disruptions and provides a more seamless experience for users, operators and owners. The result is a more efficient, governable asset that is better aligned with actual operational requirements, from the first day of use and throughout its entire lifecycle, while strengthening resilience, service quality and long-term control across all operational activities.
