For Pirelli Industrie Pneumatici, we carried out a detailed review of the asset register to define precisely the technical and building systems scope of the Settimo Torinese industrial complex, one of the Group’s most advanced manufacturing sites. Within a highly technology-intensive environment characterised by stringent operational continuity requirements, we analysed the available documentation, including asset registers, as-built drawings, contracts, maintenance plans and reports, assessing their completeness and consistency with the actual condition of the systems. Through site inspections and engagement with the relevant corporate functions, we verified in the field the
correspondence between the data, assets and building systems configuration, identifying any gaps and consolidating a reliable technical baseline. On this basis, we designed and prepared the tendering process for Hard Facility Management services across the entire site, which comprises multiple uses and diverse operational requirements. The work included defining service scopes, functional lots, maintenance plans, SLAs and KPIs, as well as preparing the technical service specifications, request for proposal and contractual framework. The engagement transformed the site’s actual complexity into clear, measurable and comparable requirements, creating the conditions required to select a supplier commensurate with the technical and operational significance of the manufacturing facility.
